PROCUREMENT PROJECT MANAGEMENT SERVICES
Consult and coordinate with your design team on all of your project's FF&E and OS&E needs.
Comprehensive review of all designer specifications to completeness and contract quality to ensure durability of goods and a seamless bidding process.
Manage the competitive bidding process to delivery optimal value engineering while keeping design intent intact.
Thoroughly analyze bid submissions and prepare for review a bid analysis spreadsheet outlining the results to best assist with final vendor selection based on pricing capacity and delivery capabilities to meet project's timelines.
Manage entire procurement process from issuing of purchase orders and expediting, through warehousing, delivery and installation of all items in scope.
Follow-up on scope-related punch list, if any, until all items are resolved to client's satisfaction. As well as ensure all product warranties are verified and enforced.
CONSULTING SERVICES
ISC's consulting services are typically utilized from pre-plan through design phases.
We prepare comprehensive pre-construction or pre-renovation FF&E and OS&E budget estimates and continue to monitor and update budget information working closely with selected design team through approved project specifications. Often times lenders insist on seeing such third-party budget estimates to substantiate the financing being evaluated.
Your project scope combined with our extensive project database for every project segment and flag, allows us to provide you with both a summary budget estimate, as well as a detailed report in a format that is easy to read and understand.
Based upon advance knowledge of budgetary constraints we are able to assist your design team with product selection to remain within established budgetary guidelines.
POST OPENING PROGRAM AND FIVE-YEAR CAPITAL EXPENDITURE PLAN
Once the project is completed, ISC will work closely with owner and hotel operations to ensure all products are performing to the owner's expectations. This includes close monitoring of all warranties to ensure that if there are any manufacture defects there is no out-of-pocket expense to owner. ISC will work with owner to institute a five-year capital improvement plan to maintain the hotel standards up to their highest quality. Purchasing and installation will be coordinated with the assistance of hotel directors to ensure hotel operations are not effected.
LIQUIDATION AND UPGRADE PURCHASING
Some owners do not require a complete renovation of FF&E to provide a noticeable and significant upgrade to their property. ISC's vast vendor reach keeps us alert to all the newest products and services being used by new hotel operators. ISC offers liquidation of outdated or unused FF&E/OS&E and will procure and install upgraded furnishings and equipment (TVs, minibars, alarm clocks, lighting, signage, artwork, etc.).
OS&E SPECIFICATION AND PROCUREMENT
ISC will create the complete OS&E package for a hotel property. In collaboration with the interior designers, the hotel brand, and ownership, ISC will compile a list of OS&E requirements and specify a package that is most suitable for the project. Once the specifications have been determined and finalized, ISC will proceed with the management of the OS&E procurement and installation program.
